Declaration of Covenants, Conditions, and Restrictions For Getz’s Woods, (“Declaration” or “CC&R’s”) is a legal document which outlines the rights and responsibilities of the Association, board members, and all 47 homeowners and was recorded on December 9, 1985.  The Declaration requires a 90% majority to change. The HOA's CC&R's are binding and permanent and are recorded at the County.

 The Bylaws outline the logistics of HOA governance and include election guidelines and term limits for board members, along with details on meetings, quorums and assessments. The HOA’s Bylaws can be changed by a 51% majority of the owners. Bylaws are not recorded but exist in the HOA’s official records (on this website).

 Rules and Regulations are authorized by the Uniform Planned Community Act and the Declaration and supplement the CC&R’s and Bylaws in “protecting the value and desirability of Getz’s Woods”.  Rules and Regulations are set by the Board of Directors. They are not recorded but exist in the HOA’s official records.

All of these are considered the “Governing Documents” of the Getz's Woods community and homeowners are responsible for understanding their obligations.
